The BruhatBangalore Mahanagara Palike had released the draft of the revised buildingbye-laws. The bye-laws include special
features like earthquake resistant safety measures, provision for solar water
heating, facilities for physically
challenged people in public and semi-public buildings with a covered area of
300 square meters and above, rain water harvesting, and tree planting.
As per therevised bye-laws, it is now mandatory for buildings with ground plus four
floors and above, or buildings with height of 15 meters and above to
incorporate earthquake resistant safety measures as per norms prescribed under
the National Building Code and Indian Standards. Solar water heaters according
to usage and category of building and planting of at least two trees in sites
where sital area exceeds 200 square meters are other mandatory features. Similarly, every building with a plinth area
of over 100 square meters and built on a site measuring 200 meters or more,
should have atleast one structure for rain water harvesting. Failure to do so
will invite penalty of Rs.1,000/- p.a. for every 100 square meter of built-up
area.
The draftbye-laws have provided for increased height in building basement from the
present limit of Rs.2.75 meters to 3.6 meters, especially in the case of
high-rise structures and multi-storeyed complexes. Provision for alternate means of parking such
as terrace parking, multi-stage parking, subject to production of NOC, has been
made.
A
committee of experts after consultation with town planners, commissioner, and others
has drafted the new bye-laws include regularizing the deviations which are
allowed at present up to 5 percent.
